Five stars for such a honest and supportive company. As a single woman I was totally lost with what to do venturing into retirement and I felt like I was in a void too scared to make such a huge vital decision. Thankfully a friend mentioned Country Wide Wealth helped them make a decision she was thrilled with. So I bit the bullet and made an appointment and I am forever grateful. I was terrified before the first meeting thinking have I got enough information, are they going to take my money, am I going to lose everything, am I being naive. Honestly I couldn't have felt better after I walked out of there no pressure just pure advice made in simple layman's terms I had to make no decisions on the spot I didn't feel pressured at all it was pure advice that I felt within my soul was good guidance. I have been with them for nearly 2 years now my life has become so much less stressed and I feel secure I'm heading in the right direction. I could not recommend them more highly. Thank you Troy and your extremely competent crew.

We are very happy with the financial advice Troy and the team have given us. Following their recommendations has already had a positive impact on our retirement and lifestyle. Our only regret - we should have spoken to them sooner. Thank you so much!

Mark & Jaye-Marie were absolutely excellent! As first-home buyers, we had so many questions, and they guided us through every step with patience and clarity. They took the time to explain everything, from loan options to how offset and redraw accounts work both online and in person at their branch. Thanks to their support, we were able to secure our home loan and buy our first house with confidence. We couldn’t recommend them more highly!

We have been very happy with the service provided by Troy at Country Wide Wealth. Being a small firm, they provide personalised service that is sensible, realistic and explained in an easy-to-understand way. They charge a fixed fee depending on the services provided, rather than a percentage of what you have invested and there is no pressure to remain as ongoing, paid clients. I would definitely recommend them.

My wife and I met with Troy as we had come across a small windfall and were looking for advise to use these funds in the most tax effective way. Troy was very diligent and explained different options in lay man’s terms and with some great graphs it was easy to understand what he was saying without having an economic degree. We will definitely be using Country Wide Wealth again and would strongly recommend them to anyone looking for financial advice

How We Help First Home Buyers

When you work with Country Wide Wealth, you get a team in your corner who:

  • Explain the first home buyer grants and schemes you may be eligible for in NSW
  • Help you understand how much deposit you really need and how the grants may reduce this
  • Estimate your borrowing capacity and repayments based on your income and expenses
  • Compare different lenders, interest rates and loan features like offsets and redraw
  • Arrange pre-approval so you can make offers with confidence
  • Coordinate with your solicitor or conveyancer and help with the paperwork for grants
  • Review your loan in future if rates change or your situation evolves

Our goal is to simplify the decisions, so you can focus on choosing the right home for you.

First Home Buyer Grants and Schemes in NSW

There are several government grants and schemes that can help first home buyers in NSW. The rules and thresholds change from time to time, so think of this as a general guide only. We will always check the latest details for you and your specific situation.

First Home Owner Grant (New Homes) NSW

The First Home Owner Grant (FHOG) in NSW is a one-off, tax-free payment of $10,000 for eligible first home buyers who buy or build a new home. The property usually needs to be a brand new or substantially renovated home up to a certain value, or a new build on vacant land, and you must live in it as your main residence for a minimum period.

We can help you work out if the property you are considering qualifies as a “new home”, and show you how the grant can form part of your overall deposit.

First Home Buyers Assistance Scheme (Stamp Duty Concessions)

The First Home Buyers Assistance Scheme (FHBAS) provides stamp duty exemptions and concessions for eligible first home buyers in NSW. As at 2025, many first home buyers pay no stamp duty at all on new or existing homes up to $800,000, with concessional rates available for properties between $800,000 and $1,000,000. Different thresholds apply for vacant land where you plan to build.

Stamp duty can be one of the largest upfront costs when you buy a home. We will calculate the duty based on the property you are looking at and confirm whether the scheme can reduce or remove it.

Australian Government 5% Deposit Scheme

On top of NSW state grants, there is a federal scheme that allows eligible first home buyers to purchase a home with as little as a 5% deposit, without paying lenders mortgage insurance (LMI). The government effectively guarantees part of your loan, which can save many thousands of dollars in LMI premiums and help you get into the market sooner.

From October 2025, this support has been simplified into the Australian Government 5% Deposit Scheme, with expanded price caps and no income limits, although lender criteria still apply.

We can help you understand:

  • Whether your chosen property is within the current price caps
  • How a 5% deposit would affect your repayments and long term plans
  • The pros and cons of using the scheme in your circumstances

Other Support for First Home Buyers

Depending on your situation, you may also be able to use:

  • A family guarantee, where a parent offers some of the equity in their home as additional security
  • The First Home Super Saver Scheme, which lets you make extra voluntary contributions into super and then withdraw them to help with your deposit

Because everyone’s situation is different, we will look at how these options fit with your broader financial goals, not just your immediate purchase.

Are You Eligible for First Home Buyer Grants?

Eligibility for grants and schemes can depend on:

  • Whether you or your partner have owned property before
  • The value and type of property you are buying
  • Whether it will be your main residence
  • How much deposit you have saved
  • Where the property is located

You do not need to know the rules before you call us. During our first conversation we will ask you a few simple questions, then outline which programs are likely to apply and what documentation is needed. If you are not quite ready yet, we can help you put a plan in place to get there.

Our clients often tell us they feel much calmer and more confident after our meetings, because they finally understand what is going on and what their options are.

Our Simple Process for First Home Buyers

To keep things as stress free as possible, we break the process into clear steps.

Initial chat and questions

We start with a friendly conversation, either in person or online. You can bring all your questions about deposits, grants, repayments and “how it all works”. We will get to know your income, savings, debts and goals, and give you an early indication of what is realistic.

Budget and deposit planning

Next, we help you set a comfortable borrowing range and estimate your ongoing repayments and living costs. We will show you how different deposits, interest rates and grant combinations affect your numbers, so you can decide what feels right.

Choose a loan and apply

Once you are ready, we compare suitable loans from our panel of lenders and recommend a short list that fits your situation. We explain the pros and cons of each option, then prepare and submit the application for you, including the paperwork for any grants or schemes.

From pre-approval to settlement and beyond

We keep you updated from pre-approval through to unconditional approval and settlement. If issues pop up with valuations or conditions, we are there to help resolve them. After you move in, we can continue to review your loan over time and talk through options like refinancing or restructuring as your life changes.

Ready to Talk About Your First Home?

If you are starting to think about buying your first home, it is never too early to have a chat. Even if you are still saving your deposit, we can help you understand how the grants and schemes in NSW work, what you can aim for and the steps to get there.
