Use your superannuation to invest in property with expert guidance from a licensed financial adviser and mortgage broker
Home » SMSF Loans
A Self-Managed Super Fund (SMSF) loan allows your fund to borrow money to purchase an investment property. This type of borrowing is known as a Limited Recourse Borrowing Arrangement, or LRBA, and it is strictly regulated under Australian superannuation law.
The way it works is straightforward in principle. Your SMSF borrows funds from a lender to purchase a single asset, which is held in a separate bare trust until the loan is fully repaid. Once the loan is cleared, legal title transfers from the bare trust directly to your SMSF. From that point, all rental income and capital growth remain inside the fund, where they benefit from concessional superannuation tax rates.
The “limited recourse” part is important. If your SMSF ever defaults on the loan, the lender’s rights are limited to the property held in the bare trust. They cannot access other assets held within your super fund. This protective structure is one of the key reasons SMSF lending is so specialised, and why working with experienced advisers from the start is essential.
Your SMSF can purchase a residential investment property anywhere in Australia, including across the Central Coast. The property must be rented to unrelated tenants at market rates. Members and related parties cannot live in or use the property while it is owned by the fund, and it cannot be purchased from a related party.
Commercial property is a popular choice for SMSF investors because it typically offers higher rental yields and greater flexibility around who can lease it. Your SMSF can purchase commercial premises and lease them to an unrelated tenant, or in certain circumstances, to a related party at a commercial market rate.
This is one of the most powerful applications of SMSF property lending for business owners. If your SMSF purchases the premises your business operates from, your business can then lease those premises back from your fund at market rates. Rather than paying rent to a third-party landlord, those rental payments go directly into your super fund, building your retirement savings while you run your business.
SMSF loans have stricter eligibility criteria than standard investment loans, and not every fund will qualify. Understanding the requirements before you begin helps avoid unnecessary costs and delays.
Most lenders require your SMSF to hold a minimum fund balance of around $200,000 to $300,000 before they will consider an application. This ensures the fund has adequate liquidity to cover ongoing loan repayments, property holding costs, fund administration fees, and any vacancy periods, without relying solely on contributions.
Deposit requirements are also higher than standard investment loans. For residential property, most lenders require a deposit of 20 to 30 per cent. For commercial property, the deposit is typically 30 to 35 per cent. These funds must come from within the SMSF, not from personal savings or accounts outside the fund.
Most lenders require your SMSF to have a corporate trustee structure rather than individual trustees. If your fund currently has individual trustees, this is something we can help you review and address before applying. Lenders will also assess the fund’s investment strategy, contribution history, rental yield of the proposed property, and in many cases, the personal income of fund members as a serviceability backstop.
Getting the structure right before you approach lenders is critical. At Country Wide Wealth, we work with you on both the financial planning strategy and the loan application, so nothing is overlooked.
One of the strongest arguments for investing in property through your SMSF is the tax treatment applied to income and capital gains inside superannuation.
Rental income earned by your SMSF is taxed at 15 per cent. For most working Australians, the marginal tax rate on investment income outside super can be as high as 47 per cent. Over the life of a property investment, that difference in tax treatment can amount to a significant sum. For SMSF assets in the accumulation phase, the 15 per cent rate applies consistently, and for assets in the pension phase, the rate can reduce to zero, subject to each member’s transfer balance cap.
Capital gains tax is also treated more favourably inside super. For assets held longer than 12 months, the effective CGT rate inside an SMSF is 10 per cent. In the pension phase, where the property falls within the transfer balance cap (currently $2 million for the 2025-26 financial year), no capital gains tax applies at all on the sale.
It is worth noting that from 1 July 2026, the new Division 296 tax applies to members with a total superannuation balance above $3 million. If you are in that position, or approaching it, this is an important part of your broader retirement planning strategy that we would discuss with you specifically.
For many Central Coast investors, particularly those in higher income brackets with a long investment horizon, the combination of concessional taxation, asset protection, and the compound effect of rental income and capital growth inside super can make SMSF property lending a genuinely powerful strategy. However, it is not the right fit for every fund, which is why getting professional advice before proceeding is so important.
Before we look at any loan, we assess whether SMSF property lending actually makes sense for your fund and your retirement goals. This includes reviewing your current super balance, contribution strategy, investment objectives, and the impact borrowing would have on your fund's liquidity and long-term position.
We compare SMSF-friendly lenders across the market to find a loan that suits your fund's circumstances. SMSF loans vary significantly between lenders in terms of rates, LVR limits, annual review clauses, and bare trust requirements. Getting comparative quotes in this segment matters.
SMSF lending involves a specific sequence of steps that must be completed in the right order. The bare trust must be established before the property contract is signed. The contract must be in the name of the bare trustee, not the SMSF trustee. We work alongside your solicitor and accountant to make sure each step is completed correctly and in sequence.
Your SMSF is not a set-and-forget structure. As your fund grows, your circumstances change, and as legislation evolves, your strategy may need to be reviewed. We provide ongoing advice to ensure your SMSF continues to work in your best interests over the long term.
The SMSF loan process involves more steps than a standard investment loan, and the order matters. Here is how we guide you through it.
1
We start with a strategy review. Before anything else, we sit down with you to understand your financial position, your retirement goals, and whether SMSF property lending fits your overall plan. This is the stage where we work through the numbers, not after you have already found a property.

Five stars for such a honest and supportive company. As a single woman I was totally lost with what to do venturing into retirement and I felt like I was in a void too scared to make such a huge vital decision. Thankfully a friend mentioned Country Wide Wealth helped them make a decision she was thrilled with. So I bit the bullet and made an appointment and I am forever grateful. I was terrified before the first meeting thinking have I got enough information, are they going to take my money, am I going to lose everything, am I being naive. Honestly I couldn't have felt better after I walked out of there no pressure just pure advice made in simple layman's terms I had to make no decisions on the spot I didn't feel pressured at all it was pure advice that I felt within my soul was good guidance. I have been with them for nearly 2 years now my life has become so much less stressed and I feel secure I'm heading in the right direction. I could not recommend them more highly. Thank you Troy and your extremely competent crew.Posted on Google![]()

Being a small firm, they provide personalised service that is sensible, realistic and explained in an easy-to-understand way. They charge a fixed fee depending on the services provided, rather than a percentage of what you have invested and there is no pressure to remain as ongoing, paid clients. I would definitely recommend them.Posted on Google![]()

My wife and I met with Troy as we had come across a small windfall and were looking for advise to use these funds in the most tax effective way. Troy was very diligent and explained different options in lay man’s terms and with some great graphs it was easy to understand what he was saying without having an economic degree. We will definitely be using Country Wide Wealth again and would strongly recommend them to anyone looking for financial advicePosted on Google![]()
